I would like to provide an update on the recent Grayhawk Homes for Sale in December 2011. The North Scottsdale community of Grayhawk had 23 homes sell in the month. Of these sold were 11 homes (patio and single family homes) and 12 condos/ town homes. The average price for all the Grayhawk homes for sale sold for the month was $151.33/sf, rebounding from the lows made earlier this year. This is one of the lowest recorded months, retouching the low prices of 2009. Last December, Grayhawk experienced the total month price average at $168.13.
At first glance, this was a shock due to the upward price movement for the rest of the Valley prices. However, I put it into context when discovering only 8 of the 23 sales for home vs. 15 condos and town homes.

Grayhawk town homes and condos sold – 15 average of $133.42/sf
Compared to previous month
Grayhawk homes sold –5 average of $178.37/sf
Grayhawk Town homes and Condos – 20 average of $122.45/sf
Compared to 2010:
Grayhawk homes sold – 11- $220.47/sf (with 5 sold over a 1 million skewing the data)
Grayhawk Homes sold – 12 – $120.15/sf
Commentary: Prices continue to edge upward. Last year, we have an outlier of a month in December due to almost half of sales in the Subdivision were over 1 million. Inventory in Grayhawk and valley wide continues to decrease with 64 homes currently active and available. Of these current, 27 are single family homes and patio homes down from over 50 active and available a year ago. Grayhawk Foreclosures and Short sales total 11 of the total or 17.1% of the active listings. Although this still seems like a lot but is down 20% from a year ago.
The data in this article is straight from the AZ MLS and not inaccurate like the data coming from marketing companies such as Zillow and Realty Trac. I know it may be shocking but the Grayhawk Real Estate market continues to improve and even looking very healthy.
