We work with a lot of home buyers in the Valley. We meet them all different ways; personal referrals, open houses, internet inquiries, sign calls, web calls, and others. What all our buyers have in common is their desire to view GREAT homes for sale. Seems basic, but it is which homes you show buyers that differentiates the average REALTORS® from the great ones.
The Left-Overs
We listed 122 homes last year and are on pace to list even more this year. What we’ve found is that great listings, priced well, sell the first week on the market or before.
Our team refers to homes for sale that have been on MLS for longer than a week as the left-overs. Chances are they’ve had 15 or more people through them and they are still for sale. Left-overs typically are waiting for the ONE buyer or they need to adjust condition, price, or curb-appeal.
Finding Unlisted Homes
Our goal is to show our buyers new listings, left-over listings, and unlisted homes. Our inventory of unlisted homes in North Scottsdale is currently at 31 homes. Once we know our buyer’s criteria, we crosscheck it with our database to try and find a match. There is nothing better than pulling up to a house with no sign in the front yard to show our clients. Something about it just feels special.
Unlisted homes require a little extra elbow grease to find. Out-working the competition just so happens to be a part of our secret sauce. We’d love to work hard for you!
