The answer’s right now, beginning of April, that’s where we sit. And we’re going to explain to you why right now is the best time- other than the amazing weather that we’re experiencing right now.

Yes, OMG!! OMG, I am so tired of appraisals ruining my deals at the eleventh hour.

You know what Ash, we are too, but you know what it’s different when you work with a quality team and you actually know what’s going to happen. Let me give you an example. So we just had a deal out and the appraisal came in five percent under and most people would say “ohhh that’s bad, the appraisal came under.”

Time to take a look at whether comparing original list price to final sales prices gives us any clues on when is a good time to sell a home. Spoiler alert: Not in our market. Hitting the height of demand is still king, however the list price to sales price comparison does show an interesting trend for buyers to be aware of…
